Night photo of a property: when it sells better than a daytime one

Lit windows and warm light give a home atmosphere. When to include an evening photo in your listing, where to put it and how to get one without shooting after dark.

A daytime photo shows what a property looks like. An evening photo shows what it's like to live there. Warm light in the windows, a lamp glowing by the sofa or a lit terrace speak to emotions, and emotions are often what decides whether a buyer books a viewing. But it doesn't work for every property.

When an evening photo works

  • Family houses with a garden or terrace. A lit facade and glowing windows look like a home, not just a building.
  • Flats with a view of the city. Street lights outside the window are a selling point a daytime photo can't show.
  • Cosy living spaces. A living room with lamps and warm light sells the comfort people are looking for.
  • Properties with interesting lighting. A backlit staircase, a lit pool, lamps in the garden.

When to leave it out

  • Small, dark rooms. They look even smaller in the evening. Better daylight will help more here.
  • When buyers care mostly about practical things, for example with a smaller buy-to-let flat. They'll value clear photos of the layout more than atmosphere.
  • As the only photo of a room. A night photo should complement the daytime one, not replace it.

Where to put it

A strong evening shot of the exterior makes an excellent first photo for a listing, because it stands out among daytime shots in the search results. The other good spot is the very end: buyers go through the property in daylight and finish by seeing how it looks in the evening. In the middle of a listing it usually gets lost.

How to get one

The traditional way: arrive after sunset, switch on every light, put the camera on a tripod and catch the short window of the blue hour. That means another appointment, coordinating with the owner and weather that may not cooperate.

With an edit: in Stagendo, choose the Night view edit for a daytime photo and pick either Evening (blue hour) or Night. The photo gets an evening atmosphere with the lights on, and the original daytime version stays in your edit history. A standard edit costs 1 credit.

Bonus: lights that come on in a video

From a daytime and an evening photo of the same room, Stagendo can put together a short clip in which day turns into evening and the lights come on. On social media, a shot like that stops the scroll faster than yet another still photo.

Don't forget to be fair

An edited evening photo is a visualisation. Don't change anything buyers will see differently at the viewing: the view, the surrounding buildings or lighting the house doesn't have. Stagendo can add a discreet visualisation label when you download.
